Operating partners and investors
We operate real estate projects in Puerto Rico with capital partners
Puerto Rico has thousands of properties no bank will finance: unresolved inheritances, houses abandoned since María, half-finished builds. Those are exactly what we buy, renovate, and sell or rent. What limits how many we can do isn't the number of properties. It's capital. That's why we work with partners.

The model
How the partner model works
You bring the capital, we operate
We find the property, run the numbers, negotiate, hire and supervise the crew, and handle the sale or the rental. You don't have to be on the island.
Your capital and profit come back first
When the sale closes, the capital partner receives their full investment plus the agreed return before we collect a dollar of profit.
Every project is presented in writing
One sheet with five things: renovated value backed by real sales, line-item renovation budget, purchase price, timeline and expected return. You decide with the document in hand.
Weekly reports, good or bad
Photos with date and GPS, progress against budget, and what went wrong that week. Nobody finds out about a problem a month later.
Contractors on payment control
10 to 25% mobilization, weekly draws only for verified work, and we buy the materials. Never 50% up front.
Three exits on every property
Before buying, we run the numbers as a flip, a long-term rental and a short-term rental. If the market shifts, the capital has somewhere to go.
Three paths
Three ways to work with us
Capital partner
You fund a specific project under a written agreement, with a defined return and your capital protected first. Ideal if you want exposure to Puerto Rico real estate without operating.
Operating partner
You have construction, real estate or finance experience and want to do projects together. We combine what each of us does best.
You bring properties
You're an agent, a wholesaler, or you simply know a property that fits. We pay for assignable contracts and referrals that close.
What we buy
Properties a bank won't finance
Houses and small multifamily properties in the metro area and the east corridor, in condition a bank won't finance. We prefer properties where a full renovation brings them to move-in ready, and we avoid ones already in financeable condition, because there we compete with buyers who pay market price.

This page describes how we work. It is not an offer of securities or a solicitation of investment. Any participation is documented in a written agreement for a specific project, reviewed by your attorney and ours.
