Key takeaways

  • 441 houses sold in Fajardo in the last 12 months; Monte Brisas was the urbanización with the most deeds (27), followed by the Ocean Club and La Loma condominiums.
  • An unresolved inheritance and past-due CRIM are no obstacle to selling to us: we coordinate the declaratoria, the estate return and the Hacienda relevo with the attorney-notary, advance the costs and pay CRIM from the price at closing.
  • Fajardo adopted a new public nuisance regulation (Ordinance 12, 2025-2026) and authorized selling the properties in its inventory (Ordinance 13, October 2025).
  • Fajardo is the town where we have the most comparables: the sales map we use for the offer was built here first.

How many houses sold in Fajardo this year

CRIM recorded 441 house sales in Fajardo between November 2025 and October 2026. Monte Brisas had 27 deeds, the Ocean Club condominium 15 and La Loma 12. Fajardo Gardens, Vistas del Convento and Extensión Meléndez also moved. Those deeds are what we build your offer from.

Fajardo has three markets inside one town. The coastal condominiums (Ocean Club, La Loma, Las Vistas de Convento, Marina) sell to off-island buyers and are no use for valuing a family house. The 1970s and 80s urbanizaciones (Monte Brisas, Fajardo Gardens, Veve Calzada, Santa Isidra) have sales every week and clean comparables. And the hill barrios (Quebrada Vueltas, Florencio, Naranjo, Río Arriba) sell little, with big differences from one house to the next.

Fajardo is also the town where we've put the most work into comparables: the sales map we use for the offer was tested here first, with roof sizes and bedroom and bathroom data matched to the deeds. We've run the numbers in Quebrada Vueltas and Fajardo Gardens, house by house.

Fajardo is already selling the houses in its nuisance inventory

In 2025 the Gobierno Municipal Autónomo de Fajardo repealed its earlier regulation and adopted a new public nuisance regulation (Ordinance 12, series 2025-2026). On October 8, 2025 it approved Ordinance 13, which authorizes the mayor to sign deeds of sale for properties in the public nuisance inventory. In other words, Fajardo is already at the stage of selling those houses to third parties.

The path under the Municipal Code is the same across the island: notice to the owner, 30 days to oppose and request a hearing, declaration, an order to clean or demolish, a $1,000 to $5,000 fine, a lien, and finally expropriation or sale to a third party who restores it. Act 97-2026 shortened the timelines: the municipality can start work after 30 days and an estate has three years to claim.

If your Fajardo house is closed up and the letter already came, you can still sell it and keep what's left after the debt is paid. We buy with the file open. Read how we buy abandoned houses.

CRIM for a Fajardo house

Fajardo is served by the CRIM regional office in Humacao, 152 Ave. Font Martelo, Suite 1, phone 787-852-1850. You can also pull the debt certificate on the CRIM portal. We request it before the offer, so the number we give you already has the debt deducted and there are no surprises at closing.

In Fajardo we see many houses a father bought with an FHA or credit-union loan in the 80s, paid off, and left to the children without a will. CRIM keeps billing his name and the house can't be sold until the declaratoria de herederos and the Hacienda relevo exist. That's an inherited house; we coordinate the process with the attorney and advance the costs once a purchase agreement is signed.

What we buy in Fajardo

Urbanización houses with a carport, barrio houses with land, condos with overdue fees, hurricane-damaged houses never repaired, houses without a use permit and houses the bank turned down. We buy with a tenant and with debt. We don't buy empty lots.

  • Urbanizaciones: Monte Brisas, Fajardo Gardens, Veve Calzada, Santa Isidra, Vistas del Convento, Extensión Meléndez, Villa Marina, Villa Fajardo.
  • Barrios: Quebrada Vueltas, Florencio, Naranjo, Río Arriba, Cabezas, Sardinera, Las Croabas, Puerto Real, Maternillo.
  • Condominiums: Ocean Club, La Loma, Marbella, Marina, and those around Las Croabas.

A Monte Brisas house with an unpermitted second floor won't qualify for a loan; it doesn't stop us. We explain it in unpermitted house.

How to sell your Fajardo house to us

Send us the address or the parcel number. Within 24 hours we give you the written offer, valid 7 days, with the comparables and the renovation breakdown. If you sign, we close in 45 to 60 days with an attorney-notary. CRIM, water, power or association debts are paid from the price at closing. We charge no commission.

If you live in Florida or Texas, you sign with an apostilled power of attorney, and we explain the 15% non-resident withholding in selling from the States. If the bank has already sued, read foreclosure: mediation is mandatory, and selling before the auction protects your credit.

What we do not do

We are not attorneys or brokers. In a foreclosure, catching up or negotiating with the bank comes first; a cash sale is one exit, not the only one. We do not promise a date an official procedure will not allow, and we do not publish fee figures: the attorney-notary confirms them.
