We buy houses in Gurabo
We buy houses in Gurabo for cash, from Ciudad Jardín to Navarro
We buy houses in Gurabo for cash and as they stand, in the newer urbanizaciones like Ciudad Jardín, Sabanera del Río and Veredas, and in the barrios of Navarro, Celada, Jaguas, Masas, Rincón, Mamey and Quebrada Infierno. In the last 12 months CRIM recorded 268 house sales in Gurabo, most of them in the newer urbanizaciones. An old barrio house doesn't compare with Ciudad Jardín, and we don't mix them. Written offer in 24 hours, valid 7 days, closing in 45 to 60 days with an attorney-notary, no commissions.

Key takeaways
- 268 houses sold in Gurabo in the last 12 months; Ciudad Jardín had 25 deeds, Navarro 14, Sabanera del Río and Veredas 10 each.
- If your parents' house is still in their name, we coordinate the succession with the attorney-notary and advance the costs once the agreement is signed. Whatever CRIM it owes is paid from the price at closing.
- We found no Gurabo public nuisance ordinance or inventory published online; the process runs anyway under the Municipal Code, Act 107-2020.
- The old family house in Navarro or Celada can be sold to us even if it's in a deceased person's name or owes CRIM. We pay the debts at closing.
Two Gurabos in one town and what it means for your house
In the last 12 months CRIM recorded 268 house sales in Gurabo. Ciudad Jardín had 25 deeds, Navarro 14, Sabanera del Río and Veredas 10 each, Celada 9. The newer urbanizaciones along roads 30 and 189 dominate the sales, and their prices say nothing about a barrio house.
Gurabo is two towns in one. New Gurabo (Ciudad Jardín, Sabanera del Río, Veredas, Gran Vista, Ventanas al Valle) sells new houses to families who work in Caguas or San Juan. Old Gurabo (Navarro, Celada, Jaguas, Masas, Rincón, the pueblo) sells 1960s and 70s concrete houses with land at very different prices. If we used sales from the whole town for your Navarro house, the number would come out wrong, high or low.
So we compare your house only with sales in your own sector and of your own type, and we show you the deeds. No Ciudad Jardín house goes into the offer for a barrio house, and no barrio house goes into one for Ciudad Jardín.
Public nuisances in Gurabo: what the law requires even without a published inventory
We found no Gurabo public nuisance ordinance and no municipal inventory published online. That doesn't mean the process doesn't exist: the Municipal Code, Act 107-2020, applies to all 78 municipalities. The municipality identifies the house, notifies the owner, gives 30 days to oppose and request a hearing, and if nobody responds, declares it a public nuisance. Article 4.011 requires it to publish a quarterly inventory.
With Act 97-2026 (in force since June 8, 2026) the municipality can start work after 30 days, the fine runs from $1,000 to $5,000, and an estate has three years to claim the house instead of five. The owner's primary residence is excluded.
If you have a closed-up house in Gurabo, the fact that the municipality publishes no list doesn't protect you; the letter can arrive all the same. Selling first is one exit, and we buy with the debt and the open process: abandoned house. If you know Gurabo does publish its inventory and we missed it, write to us and we'll correct this page.
CRIM for a Gurabo house
Gurabo is served by the CRIM regional office in Caguas, at Ave. Luis Muñoz Marín at Troche, phone 787-743-5735. That's where you pull the debt certificate and correct the owner's name; almost everything can also be done on the CRIM portal. We pull the statement before the offer.
The typical Gurabo case: the parents' house in Navarro or Celada, with land, in the name of a father who died without a will, while the children live in Ciudad Jardín or in Texas. CRIM keeps billing his name. Selling requires the declaratoria de herederos, the estate return and the Hacienda relevo: inherited house. We coordinate the three steps with the attorney and advance the costs once a purchase agreement is signed.
What we buy in Gurabo
Urbanización houses with a mortgage current or behind, barrio houses with land, pueblo houses, condos in Ventanas al Valle, houses with an unpermitted second floor and houses the bank turned down. With a tenant, with debt, with an open inheritance. We don't buy empty lots.
- Urbanizaciones: Ciudad Jardín, Sabanera del Río, Veredas, Gran Vista, Villa Marina, Santa Juana, Jardines de Gurabo, Ventanas al Valle.
- Barrios: Navarro, Celada, Jaguas, Masas, Rincón, Mamey, Quebrada Infierno, Hato Nuevo, Pueblo.
- Houses along roads 30, 189, 941 and 943.
An urbanización house with the loan behind can still be sold before the auction, and selling pays off the loan and protects your credit. Read foreclosure.
How to sell your Gurabo house to us
Send us the address or the parcel number. Within 24 hours you get the written offer, valid 7 days, with the deeds from your sector and the renovation itemized. If it works for you, we sign with a deposit and close in 45 to 60 days with an attorney-notary. Debts are paid from the price at closing. No commission.
If you're one of several siblings, we talk to each one and prepare a single agreement: multiple heirs. If you live away, you sign with an apostilled power of attorney: selling from the States. And if what you know of is a neighbor's closed-up house, see the $1,000 reward.

Sales are deeds recorded with CRIM in the last 12 months, houses only (no lots), excluding court transfers and deeds under $5,000. Municipal and CRIM figures come from public documents; confirm them with the office before you go.
What we do not do
We are not attorneys or brokers. In a foreclosure, catching up or negotiating with the bank comes first; a cash sale is one exit, not the only one. We do not promise a date an official procedure will not allow, and we do not publish fee figures: the attorney-notary confirms them.
