We buy houses in Naguabo
We buy houses in Naguabo for cash, from the pueblo to Río Blanco
We buy houses in Naguabo for cash and as they stand, in Daguao, Duque, Mariana, Húcares, Maizales, Peña Pobre, Santiago y Lima, Río Blanco and the pueblo. It's a small market and we know it up close: in the last 12 months CRIM recorded 168 house sales. The municipality runs a public nuisance program that has already declared 112 properties, plus an initiative with the Housing Department to identify 406 more vacant houses. Written offer in 24 hours, valid 7 days, closing in 45 to 60 days with an attorney-notary, no commissions.

Key takeaways
- Naguabo had 168 house sales in the last 12 months; Daguao, Duque and Mariana were the sectors with the most deeds.
- If your family's house is in succession or was never recorded, we get the process moving with the attorney-notary and advance the costs. Past-due CRIM comes out of the price at closing, not your pocket.
- The municipality's nuisance program identified 182 properties and declared 112; the municipality sells them through affordable auctions.
- We renovated a house in Naguabo in 2025 and have underwritten properties in Maizales, Duque, Peña Pobre and Húcares. We know what it costs to fix a house here.
How many houses sell in Naguabo?
In the last 12 months CRIM recorded 168 house sales in Naguabo. The sectors with the most deeds were Daguao (15), Duque (13) and Mariana (8), followed by Peña Pobre and Húcares. With few sales a year, one bad comparable moves the number a lot, so we check every deed before using it.
Naguabo is a small, mixed market: concrete houses in the pueblo and in Brisas del Valle, parcelas in Daguao and Húcares, houses with land in Maizales, Duque and Río Blanco, and the beach communities at Húcares and Playa Húcares. A two-cuerda finca with a house isn't valued like an urbanización house, even if the final price looks similar. We separate the land from the structure and show you both parts.
We don't work here from a distance. We renovated a house in Naguabo in March and April 2025 and run it as a rental, and we've run the numbers in Maizales, Duque, Peña Pobre and Húcares. When we say what a roof or a carport costs, it's because we paid for one.
Naguabo's public nuisance program: 112 declared and 406 to identify
Naguabo adopted its nuisance declaration regulation with Ordinance 18, series 2021-2022, and created a Programa de Identificación y Manejo de Estorbos Públicos. By November 2025 the program had identified 182 properties and declared 112 as public nuisances. The Housing Department is also building an inventory of vacant properties and expects to identify 406 in Naguabo.
Ordinance 30 of 2025, approved November 4, 2025, created affordable auctions so low- and moderate-income families can buy the houses the municipality acquires through that program. In other words: Naguabo's closed-up houses already have a buyer waiting in line, and that buyer is the municipality.
If your house is among the 112 or headed for the list, it's still yours and you can sell it. We buy it with the debt and the open process, and the attorney-notary coordinates with the municipality. See how we buy abandoned houses.
CRIM and the Registry for a Naguabo house
Naguabo is served by the CRIM regional office in Humacao, 152 Ave. Font Martelo, Suite 1, phone 787-852-1850. That's where you pull the debt certificate and correct the owner's name. Many Naguabo houses were never recorded in the Property Registry or are still in a grandparent's name; the CRIM map shows the name, but the Registry knows nothing.
That's the most common situation we see here: the family house in Maizales or Duque, built by a grandfather, that CRIM lists under his name and that never went through the Registry. It's resolved with an expediente de dominio or through the succession, depending on the case, and it's explained in unregistered property and inherited house. We buy once the title is clear and advance that process once a purchase agreement is signed.
What we buy in Naguabo and what we don't
We buy concrete houses, wood-and-concrete houses, houses with land, houses on parcelas, condos and hurricane-damaged houses. We buy with a tenant, with CRIM debt, without a use permit or half-built. We don't buy lots with no structure or farmland on its own.
- Sectors: Daguao, Duque, Mariana, Húcares, Playa Húcares, Maizales, Peña Pobre, Santiago y Lima, Río Blanco, Río, the pueblo and Brisas del Valle.
- Houses along roads 31, 970 and 971, with or without recorded access.
- Houses with an unpermitted second floor or carport: we deduct them and legalize them in the renovation.
If the roof has been bad since María and FEMA didn't cover it for lack of title, that same title problem is what we resolve before buying: hurricane damage and FEMA.
How to sell your Naguabo house to us
Send us the address, the parcel number or a map pin. Within 24 hours you have the written offer, valid 7 days, with the deeds behind it and the renovation breakdown. If you sign, we close in 45 to 60 days with an attorney-notary. Debts are paid from the price at closing. No commission.
If the house belongs to several siblings and one lives in New York, we talk to each one, and the one off the island signs with an apostilled power of attorney: multiple heirs and selling from the States. And if what you know of is a neighbor's closed-up house in Daguao or Húcares, the $1,000 reward is yours if we end up buying it.

What we do not do
We are not attorneys or brokers. In a foreclosure, catching up or negotiating with the bank comes first; a cash sale is one exit, not the only one. We do not promise a date an official procedure will not allow, and we do not publish fee figures: the attorney-notary confirms them.
