We buy houses in Humacao
We buy houses in Humacao for cash, with debt, closed up or inherited
We buy houses in Humacao for cash and as they stand, in the coastal urbanizaciones like Verde Mar and Palmas del Mar and in the inland barrios like Collores, Mariana, Antón Ruiz and Candelero. In the last 12 months, 570 house sales were recorded in Humacao. The municipality has already identified about 300 abandoned properties to declare as public nuisances. If yours is on that list, closed up, or in the name of a relative who passed away, we make a written offer in 24 hours and close in 45 to 60 days with an attorney-notary.

Key takeaways
- 570 houses sold in Humacao in the last 12 months; Verde Mar, Harbour Lakes in Palmas del Mar and Villa Universitaria had the most sales.
- House in a late relative's name, years of unpaid CRIM: we buy it anyway. We coordinate the whole succession with the attorney-notary, advance the costs, and CRIM is paid from the price at closing.
- The municipal nuisance committee identified about 300 abandoned properties; in September 2026, 11 were at the second notice stage with interested buyers.
- We buy with CRIM debt, an unresolved inheritance or a tenant in place. Offer valid 7 days, closing in 45 to 60 days, no commissions.
How many houses sold in Humacao this year?
Between November 2025 and October 2026, CRIM recorded 570 house sales in Humacao. Verde Mar had 32 deeds, Harbour Lakes in Palmas del Mar 22 and Villa Universitaria 12. The barrios of Mariana and Collores had 11 each. Our offer comes from those deeds, not from an estimate.
Humacao has two markets that look nothing alike. Palmas del Mar and the coast sell at second-home prices, often to off-island buyers, and those sales are useless for valuing a house in Collores or Buena Vista. So we split comparables by sector and by type: a barrio house with a carport and a yard gets compared with barrio houses, not with a Harbour Lakes unit.
If your house is near the Ryder hospital or downtown, the market is local families and the price is set by sales in the neighboring urbanizaciones. We show you the ones we used, with date and parcel number, so you can check them yourself on the CRIM map.
Humacao is serious about public nuisances: 300 properties identified
Humacao's Comité Municipal de Estorbos Públicos identified about 300 abandoned or deteriorated properties. By September 2026, eleven structures were already at the second notice stage with people interested in acquiring them. The process starts with investigating the property and identifying the owners in the records, continues with notice to the owner, and if nobody corrects the condition, the declaration follows.
Humacao's regulation comes from Ordinance 21, series 2015-2016, and Ordinance 1, series 2018-2019 added the procedure to enforce against and sell declared properties and to collect cleanup costs and fines. With Act 97-2026 the municipality can start work after 30 days and an estate has three years to claim the house, not five.
What that means for you: if you have a closed-up house in Humacao and a letter arrived, waiting is no longer an option. Selling is one way out, and it's the one that leaves money in your pocket. We buy with the debt and with the file open. See how we buy abandoned houses.
CRIM in Humacao: the office that serves the whole east
The CRIM regional office is at 152 Ave. Font Martelo, Suite 1, in Humacao, phone 787-852-1850. It serves Humacao and also Naguabo, Fajardo, Yabucoa, Juncos, Las Piedras, Ceiba, Maunabo, Luquillo, Vieques and Culebra. That's where you pull the debt certificate, correct the owner and request the primary-residence exemption.
Before making the offer we pull the property's CRIM statement. Many Humacao houses are still assessed at 1958 values with a small balance; others carry years of unpaid tax. Either way, the debt is deducted from the price and paid at closing. You put up nothing.
If the house is in the name of someone who has died, CRIM won't correct the name until a declaratoria de herederos exists. That's the inherited house path: declaratoria, estate return, Hacienda relevo, Registry. We coordinate it with the attorney and advance the costs once a purchase agreement is signed.
What we see in Humacao when owners call us
Houses sold by the owner on Facebook Marketplace with no agent, near the Ryder, in Buena Vista or Villa Humacao, where the owner wants a clear number and not a months-long process. Houses of parents who moved to Florida and left the place closed up. And Palmas condos with overdue fees the owner no longer wants to carry.
Our first contact with a Humacao seller was exactly that: a house listed by its owner on Marketplace, no agent. Those are the people this page exists for. If you'd rather sell direct, without signing an exclusive agreement with anyone, we give you the written offer and you decide.
- Urbanizaciones: Verde Mar, Villa Universitaria, Villa Humacao, Ciudad Cristiana, Vistas de Humacao, Palmas del Mar and its condominiums.
- Barrios: Collores, Mariana, Antón Ruiz, Candelero Abajo and Arriba, Buena Vista, Cataño, Mambiche, Punta Santiago, Tejas.
How to sell your Humacao house to us
Send us the address, the parcel number or a Google Maps pin. Within 24 hours you get the written offer, valid 7 days, with the comparables and the renovation breakdown. If you sign, we close in 45 to 60 days with an attorney-notary. Debts are paid at closing. No commission, no hidden charges.
If the house had hurricane damage and FEMA still hasn't closed the claim, that's not a problem; the attorney handles it at closing. It's explained in hurricane damage and FEMA. And if you live outside Puerto Rico, you sign with an apostilled power of attorney: selling from the States.

What we do not do
We are not attorneys or brokers. In a foreclosure, catching up or negotiating with the bank comes first; a cash sale is one exit, not the only one. We do not promise a date an official procedure will not allow, and we do not publish fee figures: the attorney-notary confirms them.
