Key takeaways
- 208 houses sold in Juncos in the last 12 months; Valenciano (17) and Lirios (13) were the barrios with the most deeds, followed by Santana and Ceiba Norte.
- Open inheritance, unsubdivided lot, past-due CRIM: we resolve it with the attorney-notary, advance the succession costs and pay CRIM from the price at closing.
- Juncos approved Ordinance 25, series 2024-2025 (June 11, 2025): a new public nuisance regulation and a Programa de Control de Estorbos Públicos.
- We buy the barrio house with land, with the unfinished second floor or in a deceased person's name. Offer valid 7 days, no commissions.
How many houses sold in Juncos
CRIM recorded 208 house sales in Juncos between November 2025 and October 2026. Valenciano, counting Valenciano Abajo and Reparto Valenciano, had 17 deeds; Lirios 13; Santana and Ceiba Norte 7 each. In Juncos the sales are spread across the barrios rather than concentrated in one urbanización.
That changes how a house gets valued here. In Caguas or Fajardo there are urbanizaciones with thirty sales a year and the comparison is direct. In Juncos the typical house is a concrete barrio house on road 31, 198 or 952, with land, a carport and sometimes a second floor built over time. Each one is different, so we visit before giving the number and show you the deeds we used.
The urbanizaciones that do move sales (Mansiones de Juncos, Hacienda Borinquen, Villa Alegre, Estancias de Juncos) get compared with each other, never with barrio houses.
Juncos's public nuisance regulation, new since June 2025
On June 11, 2025 the Juncos municipal legislature approved Ordinance 25, series 2024-2025, with the Reglamento para la Declaración de Estorbos Públicos en el Municipio Autónomo de Juncos. It replaces the 2020-2021 ordinance that created the rehabilitation plan and the Programa de Control de Estorbos Públicos. The Oficina de Infraestructura y Rehabilitación is among the offices that receive it.
The regulation follows the Municipal Code: the municipality identifies the house, gives notice, allows 30 days to oppose and request a hearing before an examining officer, and declares if nobody corrects the condition. Then come the order to clean or demolish, the $1,000 to $5,000 fine, the lien and expropriation. Act 97-2026 set an estate's time to claim at three years.
If your closed-up house in Lirios or Ceiba Norte enters that program, selling first is the exit that leaves you money. We buy with the debt and the open file: abandoned house.
CRIM for a Juncos house
Juncos is served by the CRIM regional office in Humacao, 152 Ave. Font Martelo, Suite 1, phone 787-852-1850, though many people from Juncos use the Caguas office because it's closer; the debt certificate comes out the same on the portal. We pull it before the offer and deduct the debt from the price.
In Juncos we often see the house the father built on the grandfather's land, never subdivided, with CRIM in the grandfather's name and nothing in the Registry. Selling it means sorting out two things: the succession and the title. We explain it in inherited house and unregistered property. We buy once the title is clear and advance the process once a purchase agreement is signed.
What we buy in Juncos
Barrio houses with land, urbanización houses, pueblo houses with a storefront below, condos, half-built houses and hurricane-damaged houses. With a tenant, with debt, without a use permit. We don't buy land with no house.
- Barrios: Valenciano Abajo, Valenciano Arriba, Lirios, Ceiba Norte, Ceiba Sur, Santana, Las Piñas, Gurabo Abajo, Caimito, Mamey, Pueblo.
- Urbanizaciones and communities: Mansiones de Juncos, Hacienda Borinquen, Villa Alegre, Estancias de Juncos, Reparto Valenciano, the Santana community.
- Houses along roads 31, 198, 952 and 9952.
A house with an unpermitted second floor won't qualify for a loan. It doesn't stop us: unpermitted house.
How to sell your Juncos house to us
Send us the address, the parcel number or a map pin. Within 24 hours you have the written offer, valid 7 days, with the deeds and the renovation itemized. If you sign, we close in 45 to 60 days with an attorney-notary. Debts are paid from the price at closing. No commission.
If you're one of several siblings, we talk to each one: multiple heirs. If you live away, you sign with an apostilled power of attorney: selling from the States. And if you know of a closed-up house that isn't yours, see the $1,000 reward.

What we do not do
We are not attorneys or brokers. In a foreclosure, catching up or negotiating with the bank comes first; a cash sale is one exit, not the only one. We do not promise a date an official procedure will not allow, and we do not publish fee figures: the attorney-notary confirms them.
