How many houses sold in Las Piedras

CRIM recorded 193 house sales in Las Piedras between November 2025 and October 2026. Montones had 17 deeds, Tejas 14, Collores 14, Pasto Seco 7 and Quebrada Arenas 5. Almost all are barrio houses with land; the urbanizaciones (Vistas del Río, Jardines de Las Piedras, Hacienda Florida) see few sales a year.

Las Piedras is a town of large barrios cut by roads 30 and 183. Montones and Tejas sit to the north, toward Juncos; Collores, Boquerón and Ceiba toward Humacao. The typical house is concrete, built between the 60s and the 90s, with a carport and a yard, on its own lot or on family land. A house in Montones doesn't compare with one in Collores without looking at the land, the access and the state of the roof, which is why we visit before giving the number.

We show you the deeds we used, with date, price and parcel number, so you can check them on the CRIM map. If the house needs work, the renovation is itemized.

Las Piedras adopted its public nuisance plan in September 2026

On September 2, 2026 the Las Piedras municipal legislature adopted Ordinance 3, series 2026-2027: the municipality's Rehabilitation Plan and the rules for identifying and declaring public nuisances, with a Programa de Control y Revitalización de Estorbos Públicos. The mayor may delegate the program to an outside designated agent under a contract of at least two years.

That means Las Piedras is just getting started: the inventory will be built now, and the first letters will go to the most visible closed-up houses, with CRIM debt and owners who don't show up. The process is the Municipal Code's: notice, 30 days to oppose, declaration, an order to clean or demolish, a $1,000 to $5,000 fine, a lien, expropriation. Act 97-2026 set an estate's time to claim at three years.

If you have a closed-up house in Tejas or Collores, this is the moment to decide before someone decides for you. We buy with the debt and the open process: abandoned house.

CRIM for a Las Piedras house

Las Piedras is served by the CRIM regional office in Humacao, 152 Ave. Font Martelo, Suite 1, phone 787-852-1850. The debt certificate is also available on the portal. We pull it before the offer and deduct whatever is owed from the price; it's paid at closing.

In Las Piedras it's common for the house to still be in the name of a father or grandmother who died years ago, and for the lot never to have been subdivided from the family finca. Selling takes the declaratoria de herederos, the estate return and the Hacienda relevo, and sometimes an expediente de dominio. We explain it in inherited house and unregistered property. We coordinate the process with the attorney and advance the costs once a purchase agreement is signed.

What we buy in Las Piedras

Barrio houses with land, urbanización houses, pueblo houses, half-built houses, hurricane-damaged houses and houses with unpermitted additions. With a tenant, with debt, with an open inheritance. We don't buy empty lots or fincas with no house.

  • Barrios: Montones, Tejas, Collores, Quebrada Arenas, Pasto Seco, Boquerón, Ceiba, El Río, Pueblo.
  • Urbanizaciones and communities: Vistas del Río, Jardines de Las Piedras, Hacienda Florida, Villa Sofía, the Pasto Seco community.
  • Houses along roads 30, 183, 198 and 917.

If the bank turned the house down over the unpermitted second floor, it doesn't stop us: unpermitted house. If the loan is behind, it can still be sold before the auction: foreclosure.

How to sell your Las Piedras house to us

Send us the address, the parcel number or a map pin. Within 24 hours you get the written offer, valid 7 days, with the deeds and the renovation itemized. If you sign, we close in 45 to 60 days with an attorney-notary. Debts are paid from the price at closing. We charge no commission.

If there are several siblings, we talk to each one and prepare a single agreement: multiple heirs. If you live away, you sign with an apostilled power of attorney: selling from the States. And if you know of a neighbor's closed-up house, the $1,000 reward applies if we end up buying it.

What we do not do

We are not attorneys or brokers. In a foreclosure, catching up or negotiating with the bank comes first; a cash sale is one exit, not the only one. We do not promise a date an official procedure will not allow, and we do not publish fee figures: the attorney-notary confirms them.
